House Rules

All we ask is that you treat this residence the exact same way that you would want a guest to treat your own home :) Please also acknowledge the following: 1. Based on past experiences, we do not host groups who are all 21 years of age or younger. If your group is 21 years of age or younger, please do not place a reservation without written pre-approval from us. Failure to do so will result in termination of your reservation. 2. Locals are not allowed to place a booking without pre-approval from us. This is to prevent locals from using our residence as a party house. If you have not received pre-approval, your reservation may be terminated at anytime without a refund. 3. Guests must provide a full, valid working phone number before checking in. We only release door codes to the person who booked the reservation, and you may be asked to provide valid, government issued photo ID before check in. 4. All guests must be accounted for in the reservation. This means all guests entering the residence/building at any point in time counts as a guest. In other words, the definition of a guest is not limited to only those people planning on sleeping inside the unit, but to all guests planning to be inside the unit at any given time. For example, if 6 people are going to “hang out” inside the unit, but only 2 people plan to sleep over, then the guest count selected during the booking should be “6” not “2.” Any extra guests not disclosed before arrival will lead to an immediate termination of the reservation and/or a fee per extra guest, this decision is up to the property management discretion. We will also seek compensation for any damages that are found upon our subsequent inspection of the property. We do have a camera at the front door for safety. 5. No parties/events. We have close relationships with our neighbors, and we respect their rights as homeowners. Therefore, we will know if parties are being held. If this rule is not followed, your reservation will be terminated, without a refund, and we will seek compensation for any damages that are found upon our subsequent inspection of the property. 6. Not for commercial use or special occasions without pre-approval (weddings, bachelor parties, birthdays, commercials, bridal showers, photoshoots, etc.). We will consider your request if you notify us in advance. Failure to inform us in advance will lead to termination of your reservation without a refund. 7. Please note that this is a smoke-free/drug free environment. If any smoking/vaping/drugs are detected either within the unit or in the common areas of the property, we will immediately terminate the reservation and/or apply a fee of $500per day of the reservation for smoking/vaping/drugs, this will be up to the management's discretion. There will also be an added charge to remove any odors remaining. 8. Pets are welcome in this rental unit for an additional fee but must be approved prior to arrival. To maintain cleanliness, pets are not permitted on beds or furniture. Guests are responsible for cleaning up after their pets and disposing of waste properly. Any damage caused by pets will be the guest's financial responsibility. Failure to clean after your pets excrement can result in a fine up to $750. If a non-approved pet is found at the property during or after the stay, a $500 fee will be applied. Note-If you are bringing a service animal, please provide the number of pets, breed(s), certification (if applicable), and any history of aggressive behavior before check-in. For the comfort and safety of all guests, pets must be kept on a leash at all times when in shared or common areas. If leaving the pet alone in the property, they must be kept in a kennel. 9. No excessive noise or loud music. Quiet hours start at 10:00pm. If any noise complaints are reported by neighbors or detected, your reservation will be terminated and/ be given a $500 fee, this will be up to the management's discretion. We do have a noise level monitor in the home to ensure safety. 10. Please ensure to check-out on-time. We need to have our cleaners clean the unit on-time for the next guest to check-in. If you require an earlier check-in or a later check-out please request it in advance and we will do our best to accommodate you. Unless otherwise approved, any guest who is still in the residence 20 mins past your check out time, will be charged for an extra night or a $50 Late check out charge, this will be up to the management's discretion. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. 11. Guests are assured that the space will be in clean and working condition. No compensation will be given for non-working items outside of our control, including but not limited to, power outages, internet outages, etc. For items inside our control, guests must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. We will make every attempt to rectify any problems that may occur. No refunds or other compensations will be given for problems we are able to rectify within a reasonable timeframe. Guest will be responsible for costs of any repairs for problems caused by actions of Guest or due to Guest’s failure to immediately notify Host. 12. Mid-Stay Cleaning for Extended Stays For reservations longer than 14 days, we schedule a recurring cleaning every 14 days as part of our commitment to maintaining a clean and comfortable environment for all guests. The midterm cleaning will take place on the 14th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. The cleaning fee for the mandatory mid-stay clean will be charged through Airbnb resolutions or can be paid through your guest portal. 13. Guests take full responsibility for any accidents, injuries, or illnesses that occur while on the premises or its facilities. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. Guests recognize that they may personally purchase insurance to protect themselves in such events. 14. Nature is part of the charm of this location, but that also means you may share your stay with some local wildlife—including the tiny, crawly kind! Depending on the season and weather, you might see mosquitoes, bees, gnats, moths, lovebugs, ants, spiders, beetles, roaches, ladybugs, stink bugs, and more around the property. We do have regular pest control, but we can’t guarantee you won’t see a bug or two, and we are unable to provide refunds for natural encounters. To help keep critters outside where they belong, please keep doors closed, store food properly, and dispose of trash in a timely manner. If you come across anything concerning, please contact us through your booking platform’s messaging system, and we’ll respond as quickly as possible. 15. Guests will not be able to use or park in the garage. 16. Please do not use any candles with open flames while inside the property during your stay. 17. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week if notified the same day of check out. 18. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. 19. For Direct bookings-we may place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out.
